How to get the encumbrance certificate
Apply online at IGR Odisha: sign in, choose Online Encumbrance Certificate, enter the property details and pay the fee through the Treasury payment gateway. The Sub-Registrar's office checks the application and issues the certificate with a digital signature.

What people ask
Can I check whether a person has a court case by name?
Yes. One search covers the Supreme Court, the High Courts, district courts and tribunals, and lists the cases where the name appears as a party.
Does a matching name mean the land is in dispute?
No. Names repeat, so a matching name is not a case about your land. Tying a case to a parcel means reading the order against the land's details — the Land Litigation Check does that from the land's encumbrance certificate.
Whose names should I search before buying land?
The seller's, and every other party the land's records name. The encumbrance certificate lists the parties to every registered transaction on the parcel; the Land Litigation Check searches all of them for you.
What does it cost?
