Editorial Policy

Why this page exists

Land-records content is consequential. A wrong fee schedule, an outdated SRO address, or a misread of a section of the OLR Act can cost a buyer or advocate real money. This page describes how every BhoomiScan article is researched, drafted, cited, and reviewed — so you can decide for yourself whether to trust it for a specific transaction.

1. Research

Every article begins with primary-source research, not generic web scraping. We pull from:

  • IGR Odisha — the office manual and fee schedules at igrodisha.gov.in are the authoritative source for SRO offices, EC fees, and stamp duty rates.
  • Bhulekh Odishabhulekh.ori.nic.in for ROR / Khatian formats, mutation status pipelines, and district-level land records.
  • State legislation — direct citations to the Odisha Land Reforms Act 1960 (especially Sections 22-A and 36), the Indian Registration Act 1908, and the Indian Stamp Act 1899 as adapted by Odisha.
  • Reputable Odisha news outlets — OdishaTV, Sambad, Pragativadi, OrissaPOST, Daily Pioneer — for case studies and recent fraud incidents. We anonymise victims and replace names with role-based placeholders.
  • Court precedents — Orissa High Court online portal and Indian Kanoon for title-dispute and mutation-related judgments, cited by case name + year + court.

The citations from each post's research stage are stored in our database and rendered as a citation array in the page's Article structured-data so crawlers and AI engines can verify the trail.

2. Drafting and authorship

BhoomiScan's editorial team drafts every article. We currently use three named editorial personas — Investigator, Advisor, Analyst — to keep voice diversity across our daily output. These are editorial roles, not real lawyers. We do not impersonate OAB-registered advocates, claim bar council numbers we do not hold, or attribute content to a private individual who has not signed off on it.

If a piece concerns a specific transaction or pending matter and you need certified legal advice, you should consult an OAB-registered Odisha advocate. BhoomiScan's Professional Title Opinion is written and signed by an empanelled Odisha advocate.

3. Review

Every published article carries a BhoomiScan Title Research reviewer attribution, surfaced as a reviewedBy Organization in the Article structured-data on the page. The reviewer signs off on:

  • Government source URLs cited in the article exist and resolve at publish time.
  • Fee schedules, deadlines, and section references are current as of the article's last updated date.
  • Case studies are anonymised per our news-source policy.
  • The article does not make uncertified legal claims about a specific named property or party.

4. Updates and freshness

Land law and SRO infrastructure change. We re-audit:

  • EC and stamp-duty fee schedules — annually, and within 30 days of any IGR Odisha notification.
  • SRO and Tahasildar office lists — quarterly against the IGR Odisha office manual.
  • Case-study URLs — automated weekly link-rot check; broken citations are replaced or the case study is removed.
  • Deadline references — when the Odisha Government Gazette publishes a notification touching the OLR Act / Mutation Rules / Stamp Act, the relevant articles are flagged for rewrite within 14 days.

Each article shows a last updated date in the page metadata. The same date is exposed as dateModified in the Article structured-data.

5. Corrections

If you find an error of fact in any BhoomiScan article — an outdated SRO address, an incorrect fee, a misread section — email contact@bhoomiscan.in with the article URL and the error. We respond within two working days, fix verified errors within 5 working days, and append a dated corrections note to the article when the change is material.

6. AI and automation transparency

BhoomiScan uses large language models in the drafting pipeline (Google Gemini, Cerebras, Mistral). We do not use AI to invent statistics, case citations, or legal interpretations. AI is used for: drafting prose given primary-source research, formatting content into FAQ / HowTo blocks, and generating the AI-extractable TL;DR block at the top of each article. Every citation in an article corresponds to a real URL captured during research; nothing is hallucinated for the citation array.

We disclose this because we believe transparency about AI assistance matters more than pretending an article is hand-written when it has machine assistance — especially in legal content where readers deserve to know which signals are verifiable and which are editorial judgement.
