How to get the encumbrance certificate

Apply online at IGR Odisha: sign in, choose Online Encumbrance Certificate, enter the property details and pay the fee through the Treasury payment gateway. The Sub-Registrar's office checks the application and issues the certificate with a digital signature.

What is a title search report for a home loan?

The report a lender's panel advocate gives on the borrower's title to the property being mortgaged: who holds it, how the title came to them, and whether anything — a mortgage, a case, a defect — stands against it.

What is a legal scrutiny report?

The name many lenders use for the same report: the advocate's scrutiny of the title documents, in the lender's own format.

How many years should the search cover?

As many as the lender's format asks for. The encumbrance certificate you search should cover the whole period.
