The encumbrance certificate (EC), the Record of Rights (RoR or khatiyan) and the certified copy of the sale deed. Other deeds, such as a will, a gift deed or a partition deed, can be added as supporting documents.
Is this a legal opinion?
No. The AI Title Report reads the documents and cites what it finds. The opinion is yours: you add it in the workbench and sign the report.
Can I use it for a bank's legal scrutiny report?
It gives you the reading a legal scrutiny report starts from: the flow of title, the encumbrances, and the litigation and mutation checks, each finding cited to its page. The scrutiny, and the report you sign for the lender, stay yours.

How do I get the EC?
Apply online at IGR Odisha: sign in, choose Online Encumbrance Certificate, enter the property details and pay the fee through the Treasury payment gateway. The Sub-Registrar's office checks the application and issues the certificate with a digital signature.
Can I verify land outside Odisha?
Not yet. The report reads Odisha's records: the EC, the Record of Rights and deeds registered in Odisha.

When will BhoomiScan be available in my state?
We expand carefully and do not announce public timelines beyond Odisha. The waitlist is how advocates in other states get notified first when their state opens.
What does joining the waitlist do?
Two things. You're added to early access for your state, and you tell us about your practice — so when we call, we already know what you work with.
Is there a cost to join the waitlist?
No. The form is free and there is no obligation. Any commercial details are discussed privately when we get in touch.
Will my contact information be shared?
No. Submissions are read internally only. We do not sell or syndicate advocate contact details, and you will not be enrolled in any unrelated marketing.
I practise across more than one state — can I apply for both?
Yes. Mention each state in the form. We will be in touch when any of them opens.
