Bulk title verification for banks, NBFCs and co-operative banks in Odisha
Every mortgage file, read the same way: four checks, in the same order, on every Odisha property file — with the document and page cited on each finding. Route the clean files through and put your panel advocate on the exceptions.
Five advocates, five different documents.
A credit desk running Odisha property files gets a different shape of opinion from every panel advocate: different structure, different emphasis, different silences. Comparing two files means re-reading two pieces of prose. Turnaround depends on who is free. And when a sanction is questioned months later, there is rarely a record of which checks were actually run.
The same four checks. Every file. In this order.
An Odisha Record of Rights is a ruled register with a fixed column order — that is what makes one readable against another. The report borrows the same discipline.
Findings come back graded Critical, Resolvable or Clean, so only the exceptions need a human. See a sample report.
What else does this borrower own?
Odisha land records are indexed by Khatiyan and plot number, not by the person holding the land — so the government portal cannot answer that question at all. We index the tenant records, so a borrower name can be checked across districts at once.
Each result carries the relation the record prints beside the name — father, husband, whoever the RoR names. Tens of thousands of people in Odisha share a common name, so a bare list of matches is not evidence. The relation is what makes it one.

Whether the borrower is in court is a second question, and it has its own two answers. A name search across the Supreme Court, High Courts, district courts and tribunals answers it for one person. The Land Litigation Check answers it for the whole chain: it starts from a single Encumbrance Certificate, reads every name out of it, and searches each one — the prior owners and co-parties a borrower-name search never reaches, and the ones a suit is most often filed against. Priced per report, against volume.
A single file completes in minutes once documents are uploaded. Bulk throughput, delivery SLAs and per-report rates are set per engagement — there is no self-serve checkout for institutional work. The pricing page carries the self-serve tiers; Banking & Enterprise is custom.
For the panel advocate on the file: title search report for a bank loan. Read more: land verification guide: title, mutation and encumbrance.
Documents are processed to produce the report and retained against the originating account, under the DPDP Act 2023. See privacy and terms.
Does this replace our panel advocate?
No, and it is not meant to. The report triages the file so the advocate spends their time on the exceptions rather than on the eighty percent that are clean. The legal opinion stays theirs; what changes is that it arrives with the cross-checks already done and cited.
Do you provide a certified legal opinion?
No. BhoomiScan produces a structured, source-cited reading of the documents — every finding carries the document and page it came from. A certified opinion is signed by an advocate. The report is the working paper; the opinion is the instrument.
Can we search all holdings under one borrower name?
Yes. Odisha land records are indexed by Khatiyan and plot, not by holder, so the government portal cannot answer it. We index the tenant records, so a borrower name can be checked across districts at once — with the relation the record prints beside each name, because tens of thousands of people share a common name and a bare list is not usable evidence.
What is the turnaround at volume?
A single file completes in minutes once documents are uploaded. Bulk throughput and delivery SLAs are set per engagement — that is part of what the custom pricing covers.
Which districts are covered?
All 30 Odisha districts for document-based verification. Name-level search coverage is broadest where the tenant index is deepest; ask for current coverage on the districts that matter to your book.
How do we start?
Email contact@bhoomiscan.in with rough monthly file volume and the districts involved. There is no self-serve checkout for institutional work — pricing is per report and set against volume.
Tell us your file volume.
Rough monthly count and the districts involved is enough to quote against. We reply the same working day.
